Zermatt Resort and Spa

The Zermatt Resort and Spa is an existing property located less than one hour from Salt Lake City, Utah, that is the largest lodging facility in the area and the only full-service four-star resort in Heber Valley.
The resort was recently acquired by a group of prominent local businessmen intent on improving the operations by renovating the hotel and improving management by retaining Gemstone Hotels and Resorts to provide professional management. The ownership group has invested over $12 million of equity in the project, and has an existing $14 million in indebtedness, for a combined basis of $26 million ($85,000 per key).
The opportunity exists to recapitalize the property by contributing a first-mortgage loan to the property of $20 million, which will be in a first-lien position ahead of the owners' existing $12 million capital contributions. This project qualifies as a job preservation project and the EB-5 funds will be utilized to save the project and preserve the jobs.
